Over 2.5 million sq ft of industrial and logistics space

Parkside Regeneration LLP is bringing forward over 2.5 million sq ft of modern, sustainable logistics and industrial space on the site of the old Parkside colliery in Newton-le-Willows. Parkside Regeneration LLP is a joint venture between commercial developer Langtree and St Helens Borough Council.

Detailed planning consent has been secured for Phase 1, comprising units A, B, and C, totalling 793,200 sq ft. Phase 2 offers opportunities up to 1.6 million sq ft and can accommodate a single building of up to 950,000 sq ft.

A development of this scale, with such good connectivity, will attract blue-chip companies offering high-quality jobs, making a significant contribution to economic regeneration.

A proud
history

Parkside was one the last deep coal mines to be developed in the Lancashire coalfield. At its height it employed more than 2,000 people to produce 690,000 tonnes of coal a year.

The colliery began operations in 1964 and closed in 1993. Over nearly three decades it became the life blood of the town; not just one of the main employers but a source of local pride as one of the key coal mining hubs in the region.

Its legacy endures in the collective memory of Newton-le-Willows and the site remains a testament to the area’s rich industrial heritage.

Strengthening the country’s
logistics infrastructure

Parkside’s direct access to J22 of the M6 via the purpose-built Parkside link road is a game changer for the location.

The scheme sits within the Liverpool City Region Freeport, and the new road puts it within a 40-minute drive of the Port of Liverpool itself. Manchester Airport and John Lennon Airport in Liverpool are each within half an hour’s drive from the site.

These international connections are impressive enough, but the M6 link also connects the scheme to national markets. Parkside sits at the heart of the largest population concentration outside London, with 13 million people living within an hour’s drive and nearly 40 million within 4.5 hours. Included in the 40 million is most of the population of London, which can be reached well within that time.
